23 ft CC Parker

We have the opportunity to buy a boat from an estate. It's a 23 ft. CC Parker that has been well maintained by it's owners. It has a Yamaha saltwater series 225, trailer, GPS. I don't know the hours on the motor yet but was told by a friend that it runs great (visually it looks good). The boat is suppose to be about 10 years old but could use a good cleaning. We will speak to the widow this weekend for more exact info and hopefully come back to my post and update. She is asking $14,000 and I was wondering if it's in the ballpark of what it should be priced.?? We are hoping this could be a good starter boat for the Keys area.

I would say about 8 on a scale of 1 to 10 as for looks and being clean.
